Ten mega-sales capped a mixed year at the very top of the GTA market
The Greater Toronto Area’s most expensive home sales of 2025 underline how resilient the ultra‑luxury segment remains, even as broader activity cooled.
A new ranking from real estate platform and brokerage HouseSigma highlighted 10 transactions between $11.9 million and $27.325 million, spanning Rosedale, Forest Hill, King, Caledon and Burlington.
In 2024, sales of $3 million‑plus homes in the GTA climbed 41% year over year, with 1,513 properties trading at or above that threshold for the full year.
Early 2025 then saw momentum at the ultra‑top end, with five properties over $10 million selling on MLS in the first quarter after none a year earlier.
By the third quarter, however, GTA luxury market “experienced a downturn,” even as Rosedale and Forest Hill remained among neighbourhoods with rising $3 million‑plus activity.
HouseSigma described its new list as “the 10 most expensive home sales in the GTA across the year,” noting that it expected no late‑December deal to dislodge any of the top 10.
The firm said the ranking included “a mega property combination deal, a palatial party pad that looks straight out of The Great Gatsby, and lots of stunning swimming pools to envy.”
At the top of the table, 20/22 Park Lane Circle in North York was sold as “two neighbouring North York properties combined into one deal – one for $16.205 million and one for $11.12 million, which closed on the same day to the same buyer.”
HouseSigma said that although the combined $27.325 million price made it “Canada’s highest priced residential resale property deal of 2025,” it was “not actually the individual most expensive Canadian home sale of the year.”
The priciest single residential resale, according to MLS records, was 15466 The Gore Road in Caledon, which HouseSigma called “a palatial party pad” where “this huge, turreted home in Caledon on a vast property could host the most epic party the GTA has ever seen.”
The 52‑acre estate included “trail walks, a stream with waterfalls, and a ‘beach house’ for guests on one of the small lakes – which have fountains, of course.”
Rosedale and Forest Hill – long‑time focal points for private‑wealth borrowers and niche mortgage strategies – were heavily represented.
In Rosedale, 11 Thornwood Road was described as a home “designed to showcase artwork and let in tonnes of natural light,” while 20 Elm Avenue was “an elegant home from 1890 that has been meticulously restored to state-of-the-art standards.”
In Forest Hill, 228 Dunvegan Road offered “nearly 9,000 square feet of modern living space” behind a newly built façade.
Condo product also appeared at the very top end. HouseSigma highlighted the penthouse at 7 Dale Avenue as “the only condo on this top 10 list,” a never‑lived‑in unit “presented with the opportunity for the purchaser to choose their colours and materials.”

The list served as a reminder that even in a year when overall luxury sales in the GTA fell, deep‑pocketed buyers continued to transact at eight‑figure levels. As RE/MAX executive Kingsley Ma previously said, “Canadian homebuyers expressed solid enthusiasm for luxury real estate out of the gate in 2025,” even as economic worries weighed on some markets.
