Australian capital cities record busiest auction week of the year

Auction activity across Australia’s capital cities reached its highest point since March, with 3,258 properties going under the hammer last week.

The latest auction market figures, reported by property data and analytics provider Cotality, represents an increase from 3,068 auctions the previous week and 2,898 in the same period last year.

“The combined capital city preliminary clearance rate has held below the 75% mark for the eighth consecutive week, coming in at 70%, down from 71.8% the previous week (which revised to 65.9% at final numbers),” said Caitlin Fono (pictured top), analyst at Cotality.

Melbourne saw its third busiest week of the year, with 1,484 auctions conducted, up from 1,388 the week before. The city’s initial clearance rate dropped to 70.5%, down from 72.8% in the prior week, which was revised to 65.9%.

Sydney recorded 1,253 auctions, making it the city’s second busiest week of 2025. The previous week saw 1,186 auctions, while 1,098 were held in the same week last year. Sydney’s preliminary clearance rate reached 70.8%, its highest early result in a month. The prior week’s rate was 70%, later revised to 64.5%.

Brisbane held 215 auctions, up from 209 the week before. The city’s preliminary clearance rate was 71.8%, the lowest in four weeks. The previous week’s early rate was 77.8%, revised to 69.9%.

Adelaide hosted 154 auctions, its busiest week this year. The city’s preliminary clearance rate fell to 67.7%, the lowest in 15 weeks.

The ACT saw 140 auctions, surpassing the previous week as the highest volume since December 2023. The preliminary clearance rate was 59.3%, down from 63.8% the week before, which was revised to 61.8%.
