Greenery linked to higher sale prices and faster deals

Homes with established gardens, trees, or indoor plants are fetching higher prices and attracting more interest from buyers, according to new research from Greener Spaces Better Places.

The Plant Value Report, which draws on a year’s worth of Domain property listing data, found that properties with green features consistently outperformed those without. These homes not only sold more quickly, but also achieved notable price premiums. The report indicates that greenery is valued for more than its appearance. It signals investment, quality, and lifestyle benefits  factors increasingly sought after by today’s buyers.

“Greenery is not just a nice-to-have, it’s a clear economic advantage in today’s property market,” said Nicola Powell, chief of research and economics at Domain.

Houses with green elements sold for an average of 17.4% more, which equates to roughly $140,000. These properties also received up to 7% more buyer views and typically sold a day sooner than comparable homes without green features.

Units with greenery achieved a 16.1% price premium, or about $100,000 more, and sold up to three days faster.

Regional properties experienced the largest increase, with green outdoor spaces adding up to 24% to sale prices – an uplift of as much as $154,000. In Sydney’s high-density market, the effect was even greater. Houses with greenery sold for 28.7% more, while units commanded a 23.4% premium.

Despite these advantages, only one in three houses and one in six units currently list with green features, suggesting room for sellers to enhance their properties.

“Greenery has an incredible ability to transform a space, softening and uplifting it to create instant appeal,” said Neale Whitaker, interior expert at Greener Spaces Better Places. “Whether it’s a leafy balcony, a few well-placed plants, or a landscaped garden, adding greenery helps buyers imagine a home that feels welcoming and alive.

“What’s great is that anyone can do it, regardless of location, property type or size. A touch of green can instantly elevate atmosphere and connection, making a home feel both more stylish and more livable.”
