Perth property sales edge up

Property transactions in Perth rose last week, with sales activity up 3.5 per cent compared to the previous week, according to the Real Estate Institute of Western Australia (REIWA). Members reported 825 transactions across the metropolitan area.

House sales increased 2.5 per cent and unit sales jumped 13.5 per cent, while land sales slipped 8.3 per cent.

The suburbs recording the most sales were Baldivis and Perth with 13 each, followed by Maylands and Scarborough with 11, and Byford with 10. The highest sale was a South Perth property that changed hands for $5.9 million, while the lowest was in Mandurah at $270,000.

At the end of the week, 3,145 properties were listed for sale across Perth, down 0.7 per cent from the previous week. House listings fell 2.6 per cent and unit listings dropped 3.6 per cent, but vacant land availability rose 9.8 per cent. Overall, listings are 6.8 per cent lower than a month ago and 9.3 per cent below the same time last year.

On the rental side, 2,234 properties were available at the close of last week, down 3.4 per cent from the week before and 6.9 per cent lower than a month ago. The figure is broadly unchanged from a year earlier.

Baldivis led rental activity with 28 properties leased, followed by Perth with 17, Rockingham with 15, and East Perth and West Perth with 12 each.

In total, 738 properties were leased last week, up 9.3 per cent on the previous week, 5.7 per cent higher than a month earlier, and 12 per cent above the same week in 2023.
