Searches for granny flats and dual living arrangements have surged across Australia’s major cities this spring, according to new Domain data, as buyers increasingly prioritise affordable and flexible housing options.

In Sydney, “granny flats” was the most searched term, increasing by 3.1%. Perth and Adelaide saw even larger rises, with search interest up 59.8% and 24.4% respectively, pushing the term into the top 10 most-searched keywords in those cities. This trend points to a growing preference for multigenerational living and the potential for additional rental income.

Affordability continues to influence buyer decisions, with searches for “dual” or “dual living” increasing sharply. Melbourne recorded a 166% rise, Sydney 82%, Perth 60.2%, and Brisbane 12.4%. The data indicates a shift towards more cost-effective living arrangements and the popularity of properties that allow for subdivision or flexible use.

In Adelaide, “stamp duty” entered the city’s top search terms, a trend not mirrored in other capitals. This is likely linked to government initiatives aimed at first-home buyers, as purchasers seek ways to lower upfront costs through concessions and developer incentives.

Lifestyle considerations remain important despite financial pressures. “Pool” consistently features among the top five search terms in all capitals. In Melbourne, there has been renewed interest in character homes, with “art deco” searches up 32.2% and “heritage” searches rising 137.7%, moving from seventh to fourth place.

While three-bedroom houses are still the most searched property type nationally, buyers are increasingly considering townhouses and units as more affordable alternatives, particularly in areas with high demand.

“Spring is in full swing, and buyers are clearly rethinking what makes a home work for them,” said Nicola Powell (pictured right), chief of research and economics at Domain. “We’re seeing strong demand for flexibility and affordability – whether that’s interest in granny flats, dual living, or stamp duty savings in Adelaide.

“At the same time, lifestyle and character remain important, with pools staying popular and a clear resurgence in searches for ‘Art deco’ and ‘Heritage’ homes in places like Melbourne.

“Buyers are getting creative, making smart trade-offs, and showing they’re willing to think outside the box in a changing market.”

The shift towards affordable, flexible living – such as granny flats and dual living – signals opportunities for mortgage brokers to advise clients on financing options for multi-generational homes, investment properties, and subdivisions. Brokers who understand these evolving preferences can better tailor lending advice and capture demand from buyers seeking cost-effective and adaptable housing.
