Auckland housing market records busiest June since 2021

Residential property sales in Auckland saw a notable surge last month,marking the busiest June in four years for Barfoot & Thompson. The agency reported 876 unconditional sales across the region, which is up 28.6% compared to June 2024. 

The market’s performance comes despite the seasonal slowdown typically expected heading into winter. According to Barfoot & Thompson director Stephen Barfoot, “June is normally a month when sales activity starts to tail off with the approach of winter, but this June was a strong sales month.” 

Auckland’s sales activity in 2025 has consistently outpaced last year’s levels. In the first half of the year, Barfoot & Thompson’s residential sales are running 20% ahead of the same period in 2024. Over the 12 months to June, the agency recorded 10,969 residential sales valued at $12.3 billion – rising from 9,588 sales worth $11 billion the year prior. 

The median sale price for June reached $981,500 – the highest monthly median this year and a 5.7% increase from May. Although still below peak levels seen in earlier years, Barfoot described the lift as “a pleasing reversal in direction.”

However, new listings have begun to ease, with 1,405 properties added in June – the lowest monthly total in five months. This brought the company’s total housing stock to 5,831 at month’s end, marking the first time since February that available inventory fell below 6,000.  

Still, stock levels are nearly identical to those recorded in June 2024. 

Outside the city, rural and lifestyle properties on Auckland’s outskirts also recorded a strong performance. Sales in these areas totalled over $59 million in June – the highest for the month in three years. For the year so far, the value of sales in these markets is tracking 41% ahead of the same period in 2024, rounding out a strong start to winter across the wider region.
