Auckland dominates Trade Me’s $250m mega-sale leaderboard

Trade Me Property has opened the books on Aotearoa’s ultra‑prime housing market, revealing the most expensive residential sales of 2025 – and confirming there is still plenty of cash at the very top end.

The combined sale price of the top 10 homes comes in just shy of $250 million, underlining that the market for luxury properties and blue‑chip land remains robust, even as broader conditions stay relatively flat.

That resilience comes as the OCR has fallen to 2.25% and lenders sharpen pricing, setting the stage for fiercer competition in 2026 as more borrowers revisit their loans.

Herne Bay clifftop estate tops the 2025 rich list

A cliff‑top coastal property in New Zealand’s most expensive suburb of Herne Bay, Auckland, took top honours with a $35 million sale price. 

Trade Me Property spokesperson Casey Wylde (pictured) said these sales sit in a class of their own.

"These homes aren't just properties, they're often landmark estates that draw in buyers who value privacy, scale, and high-end design,” Wylde said.

Of the top 10 list, two properties jointly shared the 2nd, 5th, and 9th most expensive spots, with prices between $12.5 million and $28 million.

“Seven million dollars and just two kilometres separates the Herne Bay frontrunner from the next most expensive, a modern home in Auckland’s Westmere which sold for $28 million in March," Wyle said. "A five bedroom Ronaki Road, Mission Bay home, which last sold in 2004 for $3.5 million also sold for $28 million, an exceptional capital gain.”

Third on the list, and just six doors down from the second‑placed Mission Bay home, was another Ronaki Road property which sold for $22 million earlier in the year.

“The majority of those that made this year’s list are in Auckland, with only three outside of Tāmaki Makaurau, two in Central Otago and one in Taupo,” Wylde said.

“The sheer number of Auckland listings this year cements its position as the premium property hub of the country.”

Wylde added that even in a fairly flat market, significant transactions are always happening.

"Whether it's a coastal masterpiece with a helicopter pad, a modern property with garage space to accommodate a luxury car collection, or a timeless estate complete with tennis court, there's always a segment of the market where unique quality commands a premium price," the Trade Me spokesperson said.
