Winter sales surge as listings climb in Auckland

The start of winter did little to slow Auckland’s property market, with sales volumes and new listings rising in July, according to Barfoot & Thompson.
Sales volumes were up just over 9% from June, while new listings climbed more than 14% month-on-month, highlighting continued buyer and seller activity.
“This July we sold 957 properties across the Auckland region, which is the highest July sales total for four years,” said Peter Thompson (pictured), managing director of Barfoot & Thompson, in a media release.
“In fact, if you were to ignore the July sales figures for 2020 and 2021, which were unusually high due to falling between COVID lockdowns, this has been our strongest July for almost a decade.”
Prices stable despite slight monthly dip
Auckland’s average sale price in July was $1,100,355, around 2.5% lower than June, but in line with the year-to-date average.
“The median sales price for July was $950,000, 3.2 percent lower than June’s median price and 2 percent lower than July 2024, but just ahead of the average for the previous three months,” Thompson said.
High-end transactions remained resilient, with more than 46% of July sales over $1 million, including 51 properties over $2 million and 16 over $3 million – the highest since 2021.
Listings and rural market activity strong
Barfoot & Thompson reported 1,605 new listings in July, bringing the total number of homes on the market to 6,074.
“While this is below the listings high in March of 6,268, it is nevertheless the most homes we have had on the market in the month of July for more than 10 years,” Thompson said.
Beyond the city, rural, and lifestyle markets also saw strong interest, with 33 sales totaling nearly $57 million, the highest July sales value in three years.
Thompson recently noted that Auckland’s market is increasingly underpinned by long-term infrastructure and improving supply. He said the City Rail Link (CRL), opening in 2026, could be a “game changer,” moving up to 50,000 people per hour and driving higher-density housing near stations.
