New lakeside suburb targets Queenstown’s million‑dollar price gap
A massive new lakeside suburb of about 2,800 homes and a retail hub has been fast‑tracked on Queenstown’s fringe, with the government pitching it as a key move to ease the resort town’s acute housing pressures.
RCL Homestead Bay’s 205-hectare proposal near Lake Wakatipu and State Highway 6 has been signed off by a fast‑track consenting panel following an application lodged in June 2025 – a decision Housing minister Chris Bishop said would “make a real difference” to one of the country’s toughest property markets, Stuff reported.
The approval lands amid ongoing housing pressures nationwide, with Queenstown widely regarded as one of New Zealand’s most expensive places to buy and rent. Proving its resilience, Queenstown-Lakes delivered the country’s highest resale profits in 2025, even as other major centres posted rising loss-making sales.
The Homestead Bay project is expected to deliver around 2,800 homes alongside a new retail precinct, and generate an estimated $720.3 million boost to GDP while supporting about 4,420 construction jobs, according to Bishop. That scale makes it one of the most significant residential developments currently in the pipeline for the lower South Island.
Queenstown’s extreme price gap with the rest of the country underscores the stakes.
“The median sales price in Queenstown is around $1,000,000 higher than the rest of New Zealand,” Bishop said.
He added that “the supply of more affordable homes has not kept up with growth. This means long-term residents and temporary workers struggle to find affordable homes.”
To reduce strain on existing services, the development has been designed with its own wastewater systems, which could later be integrated into the local council network. The independent infrastructure approach was accepted by the panel that assessed the fast‑track bid.
The Homestead Bay sign‑off is the 10th project to clear the government’s fast‑track process.
