NZ rental listings fall as landlords eye record sell‑off
New Zealand’s rental market tightened in March, with fewer new listings and slightly reduced overall stock.
Fresh data from realestate.co.nz shows 6,629 rental properties were listed in March, down 3.2% year-on-year, while total rental stock slipped 2.8% to 7,473. National average rents eased 2% to $632 a week, offering some relief for tenants and first-home buyers trying to save deposits, but masking sharp regional variations.

“While some regions are seeing a lift in new listings, others are tightening significantly, and that variability is shaping very different experiences for renters depending on where they are,” Williams said.
The rental figures come as a recent survey shows a record net 26% of residential investors are thinking about selling in the next 12 months, while only 12% are considering buying another property, signalling a more cautious stance from landlords.
Central Otago still surges as other regions loosen
While the national rental price has edged down, Central Otago Lakes District remains a pressure point. Average rents there hit a fresh record of $903 per week in March, almost $100 higher than a year earlier.
Williams warns that price pressures could re‑emerge if demand accelerates.
“With fewer properties available, any sustained increase in demand could start to put upward pressure on prices again,” she said.

Diverging supply trends to watch in 2026
Hawke’s Bay, Southland, and Gisborne all recorded strong increases in rental listings, up 38.3%, 36.1% and 28.9% respectively, suggesting more choice and potentially less rental competition in these areas. In contrast, Otago’s new listings plunged 37.4%.
Williams notes that “these conditions highlight the ongoing demand for well-presented rentals,” reinforcing the importance for brokers of understanding local rental dynamics when assessing investor servicing, portfolio risk and long‑term affordability for clients.
