Bridging market rebounds in Q3

The bridging finance sector showed strong growth in the three months ending September 2025, with both new lending and new application numbers rising from the previous quarter, data released by the Bridging & Development Lenders Association (BDLA) has indicated.

Loans completed during the period reached £2.5 billion, reflecting a 9.6% increase from the preceding quarter and a 42% gain compared with the equivalent quarter in 2024. Fresh applications totalled £11.4 billion, representing an 11.8% sequential rise and maintaining momentum from the previous year.

Outstanding balances held by lenders climbed for the third consecutive quarter, attaining £13.7 billion. This figure represents a 4.3% advance from June and a substantial 51.6% rise year-on-year.

Development loans advanced during the quarter amounted to £376.8 million, whilst second charge facilities completed stood at £155.2 million, up from £135.4 million in the preceding three months.

The BDLA compiles data submitted by member lenders, producing an overview of the UK bridging and development lending landscape.

"This quarter's figures underline the continued strength of the bridging sector," said Vic Jannels (pictured right), outgoing chief executive of the Bridging & Development Lenders Association. "With completions climbing to £2.5 billion and loan books hitting another record high, it's clear that demand for short-term finance remains strong and consistent.

"The macro-economic outlook may be uncertain, but there is plenty of reason to look forward with optimism at the BDLA. We'll soon tip over more than 100 members and we have just announced the appointment of Adam Tyler as our next CEO — a move that signals continued momentum and ambition for the Association and for the sector we represent.
