New research reveals which areas carry the highest price premiums for sea view properties

Homes with sea views in Great Britain are listed at an average of £88,106 more than comparable properties without such views, according to new data from Rightmove. This represents a 32% premium for buyers seeking coastal vistas.
The study, which analysed over 200 coastal locations, found the average asking price for a home with a sea view is £363,181. In contrast, properties in similar coastal areas without a sea view have an average asking price of £275,074.
Regionally, the East Midlands recorded the highest premium, with sea view homes costing 68% more than those without, averaging £428,330. The South West followed with a 44% premium, while Scotland posted a 43% increase.
Torbay in Devon not only ranked second for regional price premium but also had the highest number of sea view properties listed for sale. Other areas where buyers are most likely to find homes with sea views in 2025 include Bournemouth, Cornwall, Isle of Wight, Hastings, Folkstone, Brighton, Thanet, Tendring, and North Yorkshire.
“Sea views have always been a highly sought-after feature for homebuyers, and our latest research highlights just how much more people are willing to pay for one,” said Colleen Babcock (pictured right), property expert at Rightmove.
“The East Midlands claims top spot as the region with the highest price premium for homes with a sea view at 68%, compared to homes with a sea view in the South East which has a much lower sea view premium of 22%. A contributing factor for this difference could be the exclusivity of properties with a sea view in these areas.”
Mary-Lou Press, president at industry body NAEA Propertymark, said Rightmove’s findings should be encouraging news for those who own seaside properties, as their homes carry significant value.
“The surge in people working remotely since the pandemic has no doubt resulted in an increase in demand for properties with seaside views,” Press said. “However, the price premium added to seaside homes is determined by many variables like location, the quality of the view, and the overall appeal of the area.
“Although a sea view can be a sought-after and valuable feature, it’s important to be aware of the elements that affect its value. Conducting thorough research on the specific market is crucial before making any purchasing decisions.”
