How Roma’s Customer for Life model turns individual deals into lasting broker partnerships
For many years, specialist finance has often been viewed through a narrow lens. Bridging finance in particular has been associated with last-minute deadlines or borrowers who have exhausted traditional options. While these scenarios still exist, they represent only a small part of how specialist finance is being used today. The industry is now increasingly being used as a strategic tool for acquisitions, refurbishments and portfolio growth rather than simply as a last resort.
This shift presents a significant opportunity for brokers.
From last resort to strategic choice
The most valuable relationships are rarely built on a single deal. Today's property investors are focused on spotting opportunities, acting quickly and building sustainable portfolios. As a result, brokers are increasingly looking at how they can support investors throughout their property journey, helping them move from one opportunity to the next rather than simply completing a single transaction. At Roma, this thinking has shaped our Customer for Life proposition.
Our ambition is simple: to become the trusted lending partner that brokers and borrowers return to time and time again. Rather than supporting one transaction before directing customers elsewhere, we aim to support property investors throughout the different stages of their property journey, backed by one relationship and one consistent approach.
As a property investor’s plans evolve, it is common for requirements to change as well. A borrower may first come to a broker looking to purchase a property quickly, before moving on to a refurbishment, conversion, development project or long-term investment strategy. Traditionally, each stage could involve introducing a new lender, navigating different criteria and building entirely new relationships. The challenge with that is it can create unnecessary administration for brokers and additional complexity for borrowers.
Supporting borrowers across multiple stages
Increasingly, brokers are looking for ways to create a smoother experience for their customers. Having access to a lender that can support multiple stages of a property journey helps create continuity and removes some of the friction that can occur when moving between providers. It also means brokers can maintain momentum and focus on helping property investors achieve their wider objectives rather than repeatedly starting from scratch.
Importantly, our Customer for Life approach is not about encouraging every borrower to use every product available. Many property investors will of course only require one solution. Others may complete several projects before exploring a different avenue altogether. The value lies in flexibility. When a property investor’s circumstances change, brokers can work with a lender that already understands their background, ambitions and long-term plans.
This is also where perceptions of specialist finance continue to evolve.
There is still an assumption in some areas of the market that bridging finance is simply a standalone product used when traditional lending is unavailable. In reality, many investors and developers view specialist finance as part of a much wider strategy. They use it to secure opportunities quickly, improve assets, grow portfolios and position themselves for future projects. Roma has previously highlighted that bridging is often chosen because of its speed, flexibility and certainty, rather than because it is a borrower's only option.
For brokers, recognising this shift provides an opportunity to better understand their customers’ long-term ambitions.
Rather than focusing solely on the immediate transaction, there is an opportunity to understand where the property investor wants to be in one, three or even five years' time. What are they trying to achieve? Are they building a portfolio? Looking to move into development? Retaining assets for long-term income? Understanding the bigger picture enables brokers to add greater value and position themselves as trusted advisers rather than simply introducers. This aligns closely with our relationship-led approach, which focuses on supporting customers through multiple stages of their property ambitions.
Ultimately, the best lender and broker relationships are built on repeat business, trust and long-term outcomes.
Customer for Life in action
A recent case demonstrates how long-term relationships can create value throughout a property's lifecycle.
Our broker initially approached Roma for a bridging loan to help their customer secure a property at auction. The customer then carried out refurbishment works and converted the property into a six-bed HMO. As the project progressed, our Relationship Manager, Claudine Reynolds, worked closely with our broker and their customer, building an understanding of their plans and long-term objectives.
With the refurbishment nearing completion, the broker and customer returned to Roma to discuss the next stage of the property's journey. Rather than seeking a new lender, Roma is now supporting the refinance of the completed HMO onto a long-term solution.
The case highlights how specialist finance can play a role beyond the initial transaction. It also demonstrates the value of having one trusted relationship throughout the process, with a lender that understands both the property and the customer's wider goals.
For Roma, this is a strong example of our Customer for Life approach in action, supporting customers not just for one transaction, but as their requirements change and new opportunities arise.
